PRELIMINARY STUDIES

We perform feasibility studies for a right decision making from a technical and financial viewpoint and in line with the legal and current regulatory provisions for the selection of a site intended for the construction of a technology project or Data Center.

The site assessment is understood as the land and construction study in each of the venues and performed in accordance with the best practices and International Standards and Planning Codes, Building, specific laws related to the construction of a Data Center project in the area of scope, and public services availability in previously identified sites.

 

Assessment Stages:

 

  • Definition of the framework for land assessment.
  • Setting of priorities and preferences of each location.
  • Analysis of cadastral maps of the areas to be assessed.
  • Preparation of zoning compliance documentation.
  • Survey of the venue and adjacent lands, adjoining properties, evaluation of surrounding structures, potential excavations, dimensions, foundations, ground water table, soil condition, etc.
  • Environmental upset analysis.
  • Implementation analysis, minimum spaces availability according to international standards and building codes.
  • FOF (floor occupation factor), TOF (total occupation factor), limits, profiles, restrictions, uses, etc.
  • Analysis of available public services capabilities (loads, hydraulic pressures, flows, etc.)
  • Feasibility studies of each location in accordance with international standards requirements.
  • Strengths, weaknesses and considerations.

PROJECT DESIGN

The project design is divided in three basic stages:

 

  • Initial planning (appraisal)

  • Preliminary design

  • Final plan design

 

 

INITIAL PLANNING

 

  • Client's requirements and guidelines in design in terms of constructions and architecture, electricity, thermo-mechanics, fire detection and extinction, communications, access control and CCTV systems, and building management system.
  • Project verification in accordance with city and environmental regulations

 

PRELIMINARY DESIGN

 

  • Architecture and Civil Construction: Architecture will be designed in order to reduce the power consumption needed.

    • Implementation diagram
    • Floor layout
    • Sections diagram


  • Electrical Installations: Development of the electrical diagram in accordance with the international standards which will be considered a reference: IEEE-1100 – Powering and Grounding Electronic Equipment (Emerald Book), IEEE-446 – Emergency and Stand-by Power System for Industrial and Commercial Application (Orange Book) and IEEE-493 - Recommended Practice for Design of Reliable Industrial and Commercial Power Systems (Golden Book), COPIME and AEA guidelines will be strictly followed. ANSI/EIA/TIA 942 requirements and Uptime Institute guidelines will be considered as main recommendations for design.

    • Technical room layout
    • General electrical one-line diagrams and mechanical installation at first action level (UPSs, Air Conditioning, etc.)


  • Cooling system

    • Thermal balance appraisal in each room.


  • Fire extinguishing system installations o

    • Fire detection and alarms layout
    • Fire extinction layout according to zones


  • • Physical Security

    •  Video surveillance and access control systems layout.

FINAL PLAN DESIGN

The final plan contains a set of graphic and written elements that accurately define the nature and purpose of the technology project or Data Center and allows us to request the approval from the corresponding authorities, to bid, quote and award, and manage and execute the work and includes: :

 

  • General drawings They contain the number of floors, sections and views and where applicable, facilities location, machinery, drivers, plantations, etcetera, at the usual studied scales in accordance with the legal and current regulatory provisions and are the foundation for the execution of structural and installation designs.
  • Additional drawings: They contain all kind of general set drawings and detail drawings of the structures, facilities and other structural elements with the corresponding additional schedule.
  • Descriptive memory It is the set of recorded technical information with a broad approach of the work to be delivered.
  • Quantity surveying: It is the set of calculations based on the general and additional drawings and it quantitatively determines each and every item integrating the work.
  • RFPs and technical specifications: : It is the document that contains and determines the governing clauses and conditions for the several works and which contractors must follow throughout the course of the work.
  • Design alternatives Analysis: It is the revision and verification of the several design alternatives presented by the offerers for the execution of the work, in addition to the graphic, written or verbal explanations the professional shall provide the owner to facilitate the awarding of such design alternatives

COMMISSIONING

In a Data Center or any other technology project that involves critical equipment, it is imperative to have subject matter experts who perform the commissioning of the critical subsystems.

 

In TECNO DIAR we have specialists for the reception of equipment and materials at the supplier's facilities and on-site who are fully trained and highly capable of performing commissioning activities in a professional and efficient manner. The strong collaboration with the design team allows them to know and understand the specific and functional requirements of the integrated systems.

 

The main objectives of commissioning services are controlling and validating the functional performance of each individual electrical and mechanical component and the overall functional performance of the subsystems as a whole. Successful control of data center systems requires examinations and testing by an independent third party to ensure technical needs are met.

 

To guarantee the plant has been properly designed and constructed and is ready for safe and reliable operation the following systems will be tested:

 

  • Normal Power Supply (Medium and Low tension)
  • Emergency Power Supply
  • Uninterruptible Power Supply Systems
  • Power Distribution Unit Systems
  • Automatic and Static Transfer Switches and controls
  • Precision Air Conditioning Units
  • Comfort Air Conditioning units
  • Cooling
  • Security Systems (fire alarms, fire protection, video surveillance system, access control, etc.)


As a part of the commissioning process the following activities and services for each of the above-mentioned items will be performed:

 

  • Revision of the design documentation.
  • Development of a punch list of items that needs to be taken to consideration during the tasks of installation carried out by contractors/installation company which must be done from the initial running of the systems throughout the final verification of their operation.
  • Creation of a commissioning log to record and document test procedures as a guideline for a satisfactory evaluation of the functional operation of systems


The "Commissioning" scope will cover the following tasks:

 

  • Planning
  • Revision of design
  • Revision of Implementation
  • Revision of Test & Integration
  • Final documentation of deliverables and acceptance
